India is witnessing a significant change in the real estate market, where women are now playing a leading role in home ownership. According to a recent report, the number of women buying homes is increasing year after year. Due to this, the share of women buyers among total home buyers is also increasing continuously.

This is how women's share increased.

According to Square Yards' recent report 'Key Holders of Change - Women Driving Real Estate Growth and Transformation', a total of 5.77 lakh residential transactions were done in the major cities of the country in 2024, which is 4 percent more than last year. Of these, 1.29 lakh transactions were done by women alone, which is an increase of 14 percent compared to 2023. This increase increased the share of women in total residential transactions from 20 percent in 2023 to 22 percent in 2024.

Report released on the occasion of Women's Day
The report said that there was an increase of 11 percent in transactions done by male buyers alone. The number of such deals was 1.96 lakh in 2023, which increased to 2.18 lakh in 2024. Although transactions with joint ownership (male and female) declined by 7 per cent during this period, it still accounts for 40 per cent of the total deals. This report has come just before International Women's Day. Women's Day is celebrated every year on 8 March all over the world.

Many reasons are responsible for the increase in homeownership among women. Government incentives are prominent among them. The government has given concessions of up to 1-3 per cent in stamp duty to women. Apart from this, women are also given a discount of 0.5-1 per cent on registration fees. This has made it cheaper for women to buy a house. Apart from this, major banks offer a discount of 0.05 percent on home loan interest rates for women. The exemptions available under sections 80C and 80EE of the Income Tax Act are also proving to be helpful in this.

The report was prepared on the analysis of these cities
This report on Square Yards analyzed major cities like Mumbai, Navi Mumbai, Thane, Pune, Bengaluru, Hyderabad, Noida, Greater Noida and Ghaziabad. These cities have seen a surge in home purchases by women. Experts believe that this is not only a sign of financial independence, but also reflects a change in social norms.
