Stamp Duty and Registration Fees Reduced in UP; Rent Agreements Become More Affordable
Stamp duty and registration fees have been reduced in Uttar Pradesh. Landlords and tenants should verify the applicable charges with the Uttar Pradesh Stamp and Registration Department before signing any agreements.
In a significant relief for landlords and tenants, the Uttar Pradesh government has substantially slashed the stamp duty and registration fees levied on rent agreements and lease deeds. Under the new framework, revised fee slabs have been introduced for lease agreements of up to 10 years, resulting in a cost reduction of approximately 80%.
According to a report by the Hindustan Times, the state government has amended the fee structure for leases of up to 10 years to encourage formal documentation. The Stamp and Registration Department issued a notification regarding these revised rates on October 12.
Significant Savings on Rent Agreements
For a one-year rent agreement with an annual rent of up to ₹2 lakh, the combined cost of stamp duty and registration fees now stands at approximately ₹2,000—a notable decrease from the previous cost of around ₹10,000. The primary objective of this government initiative is to encourage people to opt for legally valid, registered rent agreements instead of relying on verbal or short-term informal arrangements, thereby helping to minimize disputes between landlords and tenants.

Formal Documentation Becomes More Affordable
Previously, the high costs often led people to rely on informal arrangements; however, the revised rates have now made formal documentation much more affordable. These formal agreements clearly outline terms such as rent, security deposits, lease duration, and termination conditions—all of which prove beneficial to both parties in the event of a dispute.
Important Points for Tenants and Landlords
Before signing any agreement, ensure you obtain complete information regarding applicable charges from the website or office of the Uttar Pradesh Stamp and Registration Department.
Clearly specify the rent amount, security deposit, and all other terms and conditions within the agreement.
Keep in mind that mere registration of an agreement does not automatically guarantee a landlord the right to evict a tenant or recover outstanding rent; the due process established by law must be followed.
Retain all payment receipts for rent or other charges.
Ensure you keep a signed copy of the agreement for your own records.
