Experts and stakeholders believe that with India's rapid growth, REITs and InvITs are emerging as alternative investment instruments.

Their popularity is increasing especially among wealthy people. An article published in RBI's April Bulletin on 'State of the Economy' said, 'India was a late adopter of real estate investment trusts (REITs) and infrastructure investment trusts (InvITs), although their market is now growing. .'

According to the article, 'REITs and InvITs have raised Rs 1.3 lakh crore from 2019-20 (till March 2024).' An InvIT was listed in March this year, raising Rs 2,500 crore through a public issue. The article mentions that market regulator SEBI has continuously reduced the minimum investment amount to enable more retail participation in these hybrid instruments.
