Everyone dreams of owning a permanent home. The Central Government’s Pradhan Mantri Awas Yojana (PMAY) is being implemented to turn this dream into reality for the country's weaker sections. So far, over 3.34 crore houses have been constructed under PMAY. Under PMAY 2.0, the government has now set a target to build another 3 crore new houses, ensuring that every citizen has a permanent roof over their head. The key question is: are you eligible for this scheme? Pradhan Mantri Awas Yojana is divided into two distinct components: PMAY-Gramin (Rural) and PMAY-Urban. PMAY-Gramin is intended for homeless families or those living in *kutcha* (temporary/non-permanent) houses in rural areas. Under the PMAY-Urban scheme, families belonging to the poor, low-income, and middle-income groups living in cities receive assistance for building or purchasing a home, or an interest subsidy on home loans.

Who can avail the benefits of the PMAY scheme?

The primary condition for availing the benefits of Pradhan Mantri Awas Yojana is that the family must not own a permanent house anywhere in the country. Under Pradhan Mantri Awas Yojana-Gramin, financial assistance is provided only to families whose names appear in the SECC-2011 and Awaas+ survey lists. Priority is given to SC/ST families and individuals from other weaker sections. The government provides financial assistance of ₹1.20 lakh for house construction in plain areas and ₹1.30 lakh in hilly or difficult terrains.

To avail the benefits of Pradhan Mantri Awas Yojana-Urban (PMAY-U), the applicant must be a resident of any state or union territory. They must not own a permanent house anywhere in the country, and their annual income must not exceed ₹9 lakh.

What are the EWS, LIG, and MIG categories under PMAY? To avail of the subsidy benefits under PMAY-U 2.0, the government has established three main categories based on annual family income:

Economically Weaker Section (EWS): Families with an annual income of up to ₹3 lakh.
Low-Income Group (LIG): Families with an annual income between ₹3 lakh and ₹6 lakh.
Middle-Income Group (MIG): Families with an annual income between ₹6 lakh and ₹9 lakh.

How much interest subsidy will be provided under PMAY-U?
If your income is up to ₹9 lakh, you can avail of a home loan of up to ₹25 lakh for a house priced at ₹35 lakh. The carpet area of ​​the house can be up to 120 square meters. An interest subsidy of up to ₹1.80 lakh will be provided on the loan. A subsidy equivalent to a 4% interest rate reduction will be applied to the first ₹8 lakh of the home loan for a tenure of 12 years. This subsidy applies only to loans with a tenure exceeding five years. The subsidy amount will be credited directly to the bank account in installments over five years. The home loan must be active at the time of subsidy release, and more than 50% of the principal amount must be outstanding.

How to view the PMAY beneficiary list?
Whether you have applied for a home loan subsidy or a new house under PMAY-Urban (PMAY-U) or PMAY-Gramin (PMAY-G), you can view the beneficiary lists for both from the comfort of your home in just a few minutes. To view the PMAY-Urban list, visit the official portal (pmaymis.gov.in). On the homepage, select the "Search by Name" option from the "Search Beneficiary" drop-down menu. Enter the first three letters of your name in the designated box and click the "Show" button. A complete list of matching names will appear on the screen. Here, you can easily check your name, family details, and application status.

To check the PMAY-Gramin list, you must have the registration number received at the time of application. Visit the official PMAY-Gramin website (pmayg.nic.in), enter your registration number, and submit it. If your application has been accepted and your number is on the approved list, the current status of your application, the sanctioned amount, and all other relevant details will immediately appear on the screen.

How to check PMAY application status?
Visit the official Pradhan Mantri Awas Yojana website (pmaymis.gov.in). Click on the ‘Citizen Application’ option. Next, click the ‘Check Status’ button. After clicking ‘Know Your Status’, select the ‘By Name, Father’s Name & Mobile No’ option. Select the state, district, and city. Then, enter your name, father’s name, and mobile number. Click the ‘Submit’ button. Upon doing so, the status of your Pradhan Mantri Awas Yojana (PMAY) application will be displayed.
