House Building Advance Loan: If you are an Indian Railways employee, this news is crucial for you. The Railway Board has released the new interest rate for the House Building Advance (HBA) for the financial year 2026-27. Following this decision, you can now avail of a loan at a concessional rate—just as before—to purchase a home, construct a new house, or expand an existing one. The primary objective of this scheme is to assist employees planning to build a home by providing loans at a lower cost.
For what purposes is the HBA loan available?
To construct a new house.
To purchase a ready-made flat or house.
To purchase a plot and build a house within a stipulated timeframe.
To purchase a house under Central or State Government housing schemes.
To add a new room or floor to an existing house.
When will the new interest rate come into effect?
According to the Railway Board's order, the new interest rate of 7.1% will apply to all HBA loans sanctioned between April 1, 2026, and March 31, 2027. This decision has been implemented for railway employees based on directives issued by the Ministry of Housing and Urban Affairs (MoHUA).
Have the rules changed?
There have been no changes to the eligibility criteria.
The maximum loan amount will be determined according to existing rules.
Rules regarding repayment (EMI) and service tenure remain unchanged.
The loan amount will be determined based on your salary, length of service, and the cost of the property.
How will employees benefit?
The House Building Advance is a special loan facility available to government employees at a concessional interest rate. Since the interest rate is lower than that of standard home loans available in the market, the EMI burden on employees can be significantly reduced. Consequently, a railway employee planning to buy or build a new home in 2026-27 could benefit from this option.
