Obtaining a registered property deed in unauthorized colonies is often difficult. There are 1,511 unauthorized (or *kacchi*) colonies in Delhi—including areas like Sangam Vihar, Uttam Nagar, and Jamia Nagar—where the government has launched a specific scheme to facilitate the acquisition of formal property deeds and ownership rights. This initiative is known as the PM-UDAY scheme. The process for obtaining a formal deed in these colonies has been digitized; applications can be submitted online via the DDA and MCD 'Swagam' portals, which also list the mandatory documents required for the registration.
**Documents Related to Ownership**
Applicants must submit a copy of the new General Power of Attorney (GPA) and the Agreement to Sell. A complete chain of ownership documents is required, tracing the property's history from the previous owner(s) to the current applicant. Additionally, documents such as wills, payment records, and possession certificates are necessary.
**ID and Proof of Residence**
The applicant's Aadhaar card and PAN card are mandatory for registration. Furthermore, an electricity bill receipt is required as proof of possession and residence. A receipt for the most recent property tax paid to the MCD must also be submitted.
**Other Documents**
Applicants must provide a passport-sized photograph and a clear picture of the house or plot. Proof of construction on the property—such as an old electricity bill—is required. A digital signature (or a signature made on plain paper) is needed, along with the PM-UDAY case ID issued by the DDA for the registration process.
It should be noted that an undertaking—specifically a self-declaration form on plain paper—must also be submitted.
