The Central Government's highly anticipated Pradhan Mantri Awas Yojana 2.0 (PMAY-U 2.0) is now being implemented in full swing. Under this scheme, the government is providing substantial financial assistance to eligible urban poor and middle-class families to build, purchase, or rent homes.
**A Mega Plan Worth ₹10 Lakh Crore**
To achieve the goal of 'Housing for All' in urban areas, the government has allocated a massive investment of ₹10 lakh crore under PM Awas Yojana 2.0. This mega-scheme aims to provide permanent housing benefits to approximately 1 crore urban families across the country. Out of this total investment, the Central Government will provide direct financial assistance of ₹2.30 lakh crore.
**Who Gets Help and How?**
The scheme is being implemented in four main components so that individuals can avail benefits according to their specific needs:
1. Families who own land but lack the funds to build a house will receive financial assistance of up to ₹1.5 lakh from the government to construct a new permanent home.
2. For those who do not own land, the government will facilitate the construction of affordable housing in collaboration with private or public agencies. Central assistance of ₹1.5 lakh per EWS (Economically Weaker Section) household is provided in this category as well.
3. The scheme involves constructing low-rental housing for migrants, industrial workers, working women, and the urban poor working in cities.
4. It offers an annual interest subsidy of 4% on loans up to ₹8 lakh, resulting in a maximum benefit of ₹1.80 lakh for the beneficiary.
**Who Can Avail the Benefits?**
Families with an annual income of up to ₹3 lakh can avail the benefits of this scheme. Additionally, it covers families with annual incomes between ₹3 lakh and ₹6 lakh, as well as those with annual incomes ranging from ₹6 lakh to ₹9 lakh. The most crucial rule for availing the benefits of this scheme is that neither the applicant nor any member of their family (spouse and unmarried children) should own a 'pucca house' anywhere in India.
**Making Women Homeowners**
Another remarkable aspect of PMAY 2.0 is women's empowerment. According to government regulations, to strengthen women's property rights, the allotted houses must be registered in the name of the female head of the family or held jointly with a male member (co-ownership). Furthermore, special priority in house allotment is being given to widows, single women, persons with disabilities, senior citizens, and individuals belonging to SC/ST and minority communities.
